The Bad: the room was not clean as I one would hope. Trash was still in the cans, the microwave had what I think was cheese on the turntable and stuff on the floor in spots. The a/c was also incredibly loud. The room was missing furniture (a chair and possibly a couch) so it looked empty and not cozy. The Good: the front desk staff were phenomenal! So friendly, welcoming and inviting - especially the evening guys. Like seriously, great staff! The hotel is in a good location by the river/lake and the views are great! Rates are good typical/average.

Very nice room and bathroom. Breakfast has great hot options but little cold variety. Location is not very good if you don't have a car (next to noisy highway and roughly 20 minute walk from downtown) but free airport shuttle is fantastic. Staff is very friendly. TV is very old with many channels not working.

The location is great and all the staff we encountered were wonderful. The rates are low, but beyond the lobby the hotel is gross. The first room we were in had a backed up toilet and the shower wouldn’t drain. Maintenance and the front desk were super helpful and moved up right away even though it was around 10pm. In the second room the AC didn’t work. I was there for a class, but we checked out after that first night. I continued to go to the hotel for my class for the next 4 days. 2 of the 4 sinks didn’t work, I don’t think the conference room was vacuumed the whole time the class was there, and there were chunks of concrete falling off the parking garage onto the grass next to the conference room. This hotel desperately needs an upgrade.

The hotel itself is very nice, good central location with a lovely view of Lady Bird Lake, nice service people, hot breakfast was delicious. Beds were comfortable and had wonderful down pillows, room and bathroom were very clean. And free garage parking! Now for the reason I took off two stars: the room had a nice size seating area next to the windowed wall that looked out over the beautiful lake. Perfect place to enjoy a drink or coffee and good conversation. The problem was the hotel refused to put any seating there, nothing at all but a floor lamp in this large expanse of space that obviously is supposed to have seating. When I spoke to the front desk, they said that there is not supposed to be any seating there (something about one vs. two beds, which has nothing to do with this matter), but they suggested I sit in the desk chair. Really? I said if that's all they had, we would take two desk chairs please. They brought them up a little while later and they are still here in our room, looking very out of place. After we leave I suspect they will take these two desk chairs out and the seating area will go back to being empty except for the floor lamp.

Stayed here over the weekend, room rates are very reasonable for a standard room with no Lakeview. They have a full bar and restaurant if you choose to eat and drink at the hotel at any point. This is a Holiday Inn, so of course it was constantly busy with guests. The staff was very pleasant. We were there for three days and two nights, and never encountered any staff who was not pleasant. Mitchell was the BEST!! They have a huge garage with multi levels which is free to park for guests. The hotel was easily accessible and very accommodating. They still clean your room daily and restock without you having to ask. Cons to this particular location is that it’s right off of Highway 35 so our room in particular was noisy as a result. However we are used to noise so it’s not that big of a deal for us. This was not one of those extravagant hotels however it was simple and adequate and we had no issues. Our standard room came with a microwave a mini fridge and ample towels. The bed was comfortable and so are the pillows. They do charge a $100 hold refundable fee for any extras however if you don’t charge anything to your room, you get it back. Which I believe is pretty standard and typical in the hotel industry.
