  RENTER BE AWARE - When you rent from Todd Williams, be aware that he will charge you for everything that was broke when he turned over the place to you. So be sure to document every little thing you see that is wrong in the initial walk-thru inspection sheet. Also have him document that he will use the $306.90 non-refundable fee that he marks as Decoration fee, as cleaning fee so he may use towards getting the unit ready rather than putting it in his pocket with no service in return. In my case, when we checked in, there were numerous issues that we only took pictures and didn't note on the sheet. As a result, not only he didn't return any of $1800 deposit, he sent us a bill of close to $1800 and worse started collection to damage our credit. I had to finally fix this by suing the landlord (unfortunately AZ law does not allow you to sue the management company). The judge dropped his charge of $1800 and returned $1144.19 to me. I really wish I could sue Todd Williams because the landlord had no idea what he is up to. I wanted to give 0 *, but looks like 1 is the minimum.

  Rented a house from them for 5 years, once I moved out, they found things wrong that never existed or was previously reported on the move in sheet. I took such good care of the house that they were able to sell the property before I even moved out after one showing. Todd tried to get me to rent another Property he was renting, when I didn't, he turned over my account to a collections company for $1,200 in "Damage" 🙄Now I'm currently fighting this with what proof I have. My suggestion, do not rent from caballero, they are shady. I hope I can save someone some headache

  If it was possible to give less than one star, I would. I thought this place was going to be great when I first moved into my home but Todd handles himself incredibly unprofessional that I look forward to the day my lease expires and I never have to deal with him again!

  I have lived in a property managed by Caballero for four years. When I really needed them for emergency service, they never failed and went above and beyond to actually get a repairman out to us. A couple years ago, we had a newborn baby and the A/C went out on a Saturday and they arranged an emergency repairman to come out and fix it that day. Just recently I had a plumbing issue around 8pm and Todd called many plumbers and some wouldn't come until the next morning but I had a flight the next day and he didn't give up and arranged for an emergency plumber to come out and snake the main line. Thanks Caballero!
