::Do not live here, property manager Sabrina is rude, disrespectful, and racist. The building has no cameras, so packages get stolen, cars broken into on the daily, home is broken into. Over the course of the 3 years I've lived her my car was broken into 5 times, 2 attempted home break ins, 3 times I was in my apartment and someone walked in. Rent keeps going up and they do nothing to protect us, and somehow anytime something happens its the renters fault. Do not live here, you will be charged way more in the long run. There is no piece of mind you always have to worry something is going to happen. the unit itself was nice and the maintenance was good.

::Lived here for 16 months, and while the actual place inside was fine, there are many, many issues. On move in, you pay a $300 admin fee. What that’s for, who knows. I paid extra monthly for the double parking space, yet never received an extra parking pass despite paying for it. Got to the point where I lost my pass and got towed out of my own parking spot despite paying extra monthly and not receiving what I paid for. The area is generally not great or safe, and the likelihood is your car will get broken into. Just about every car in the lot has had their window smashed, but there has never been any police or patrol presence to curb that. But they hired a new towing company that’s very active!!!! Also construction never stops in the area, so nails are abundant. My car got a nail stuck in every single tire. And if you have friends coming over to enjoy the breweries, there’s nowhere for them to park and skimmers are rampant on the nearby meters. The outside premises are not kept up at all, despite paying a monthly $15 community fee. Half of the lights in the stairwell don’t work (and never have), and they’ve never bothered to fix them. The stairs are all loose and falling apart, and the outside areas are all disgusting and never cleaned. Additionally, there are no cameras anywhere for safety. One time someone abandoned their dog in the stairwell, so you might also have to deal with that. They have a package box system that’s not been used in months and is also filthy, and your packages will get stolen over half the time. On the inside, the apartment is fine, albeit generic. Typical cookie cutter decor and thin walls. I lived on the top floor and had raised ceilings and a skylight. Really enjoyed that, but my lord the utility bill was sky high. Averaged to over $200 monthly for a 1 bedroom apartment, which is plain insanity. They’re also contracted with AT&T for internet, which is a plus. Internet was fantastic. Shoutout AT&T! I also had to put in about 8 maintenance requests throughout due to things just falling apart on me out of nowhere. The blinds broke, the kitchen faucet popped off one day, there’s insulation sticking out of the washing machine, the dryer was fried upon move in, all sorts of fun stuff. As for move out, heads up they require you to professionally clean the carpets. In my many years renting, I’ve never had to handle that myself. But ok. In review, I’d highly suggest you look elsewhere. The inside does its job, but with the lack of upkeep, unsafe conditions, sky high utilities, and general negligence it’s not worth it.

::PLEASE do your research before moving in here. There are so many issues that I honestly don’t know where to begin. For starters, the area is obviously up and coming and if you take 20 steps to the left Brewdog and Land Grant are great to have close by along with downtown being in walking distance BUT it’s still a very very unsafe area and taking a right outside your door is basically like being in the hilltop. You’ll also be dealing with new construction around you every 5 feet for the foreseeable future- meaning the noise and dust are so awful starting at 7am everyday that you won’t even be able to enjoy the weather with your windows open. while this building is fairly new; there is absolutely no security here (or any amenities at all really for $1200). Not a single camera & half the time the stairway lights aren’t working so there’s pretty much no upkeep maintenance being done until something has already stopped working and you have to put the request in yourself (which is also so incredibly unsafe for your residents)The lack of safety here is something I’ve really never felt before. If you have pets, I would heavily advise not walking outside alone (or even with a friend) once the sun goes down. If you want to buy a new car while living here ; don’t. I’ve seen multiple cars in the lot with their windows shattered. The older buildings/ apartments surrounding Out of Town in the back are also full of families with about 25 children screaming and letting off fireworks into the night all summer who also let their multiple dogs run around off leash. Speaking of noise- expect to hear EVERYTHING your neighbors are doing. I will say that Cheyenne the priority manager was helpful in getting me a new parking spot (closer to the center of the lot) after my 3rd break in and was usually pretty responsive but woof- not many other positives for the price

::in my opinion and from my experience of living at out of town this is a good apartment complex . I live in the one bedroom apartment and haven’t had any issues , except for a couple bugs that gets in the apartment but that’s not really an issue it happens , the parking is good ( assigned parking spaces ) , neighborhood is not to bad ( live close to downtown) The property manager is very responsive and helpful and the maintenance guy he is nice and fixes things quick. I did have one of my packages stolen , but I got it shipped out to me again. We have package lockers but sometimes delivery drivers just leave packages at your door ( not a big problem to me ) . but overall I really have nothing bad to say about out of town , I would recommend these apartments.

::I’ve lived at Out of Town for about 1 year and would overall recommend. Price is reasonable for what you get, especially considering it includes assigned parking. But you will have your packages stolen. In 1 year, I've had over $300 worth of deliveries stolen. Area: Very close to BrewDogs, Land Grant, etc. plus additional things are being built all around. Very close to downtown and bike trails/parks. I’ve never had any issues with the area, but it is just east of the bad part of Franklinton. I’ve never had any issues with car break-ins, etc. but have had over $300 in packages stolen (there is a very nice delivery locker system but a lot of the times the delivery drivers just leave stuff at your front door or next to the lockers). Apartment: I live in a 1 Bedroom. Very nice finishes. Good use of space for being so small. Lots of kitchen cabinets for storage. Parking: Assigned spots are great although not very spacious. Usually on street parking available for guests but sometimes can be hard on a weekend or when an event is going on. There is no guest parking in the lot. Noise: My biggest complaint is the noise. This is my first time not being on the top floor, so it may be that I am just not used to it. But I hear my upstairs neighbors quite a bit. Not talking (although I’ve heard them having sex) but more walking, etc. They have a dog who likes to throw toys around which can be loud. Also, if your front door is near the stairs you will hear people go up and down. But I rarely hear road noise. However my window doesn’t face Town St. Update - New upstairs neighbor is much quieter than my last one. Utilities: The utilities are all electric and can be expensive. I've had a $160 water/electricity bill in January.
