  Its a nice place. Strict rules on tenants guests visitation. A little below average on pest controll. Overall, its not bad for a rooming house.

  The landlord should not exploit the economically disadvantage residents, most of whom are older, receiving government benefits and using the bulk of their paltry income to live in a mice-infested dilapidated property. Lenny can do so much better and right by his tenants. But since he gets away with it he continues to do so. The house, to date, is at capacity and he has quite a few long-term tenants. Unfortunately their desperation is the only reason why they haven't quit the place and move out.
