::It's so close to the creek, it floods over the main street and up under some of the houses. Lot of the trailers are from the 60s. It's a nice peaceful park. A vast majority of the people are nice. The manager is nice and helpful if you communicate with her with your concerns or a little celebration you want to have in the clubhouse. It is for the older set so you're not going to get loud music or parties on the weekends!

::For the most part its not a really bad place to live but there are a few very rude and obnoxious occupants that reside here and don’t seem to give a hoot about anything but themselves. There are several problems that I could spend all day talking about but all it would do is make the atmosphere more toxic. Space rent is very affordable but with less money sometimes brings in undesirable situations. The previous 27 reviews don’t really tell the truth. Most of them are old and made by people that don’t live here. Prices of places to live have ski rocked so trying to move is not a simple task. I do believe that you get what you pay for. By being on the lower end of the cost spectrum you are deprived of certain values that should be a given. Do your self a big favor and do your homework. Manager here is very weak, doesn't do anything about any problems. By not living in the park, she cant see the problems so does not believe that they exist. Big homeless problem created by several occupants that bring them to their mobile for food drugs and showers. Rats and clogged sewers are a given. If you like to live under these circumstances this is the place fir you. ..(^;^).. Dee

::I have lived in several Mobile Home Parks over the years and I've been very happy living here. So much so, I moved back into Brookside Mobile Home Park when I returned to Sacramento county. The residents here are quiet and friendly, as is the Office Manager. I appreciate it's location and its design. It's not a straight, open grid of Mobile homes, which I detest. Brookside has trees and shrubs and a grass area beside a creek for the Park residents to use.

::This is a great over 55+ Community I have lived here 3 years left for a year and when I had the chance to come back did. Management is superb. Nice swimming pool and club house. Great location close to everything and lowest space rent in such a good area. Extremely happy here.

::If you have a small dog only or no pets, you qualify to live here. It's a 55 plus mobile home park. Its mostly older mobiles and seldom will a home go up for sale as this is a most owners are here to stay. No rentals, just owners. But you are close to and right off Madison Ave w/ a straight shot to the freeway very close by. The space rent in this park is less cost than anywhere you will find, with low increases yearly.
