    Nice homes with a modern design. You get more square footage for your money, but at the cost of the nicer elements of a custom built home. Also, they only build within their own communities (small lots, houses extremely close together). Typically, many of these neighborhoods become saturated with rental properties within 10-15 years, and the small lots lead to congested streets, parking disputes, and neighbor problems. Acquaintances that have purchased an Arbor home have experienced all these issues and more.

    I closed here in January of 2017. Many houses have issues that, when built, require follow up warranty repairs. There are quite a few people in the neighborhood that are dissatisfied with the quality of home that is being provided at this price point. I myself had a structural defect that was left UNREPAIRED and neglected. Thankfully I was in my attic and noticed it. It took over a month to even get that rolling. After I closed on my home they had to final grade the plot months later due to winter, which is understandable. However they rushed the grading job and the result is that my backyard is left with TONS egg-sized or larger rocks embedded on the surface the soil, along with construction debris such as brick, 2x4, and can lids. One homeowner found the head of a SHOVEL in the dirt... That could have been a hazard to their children or a lawsuit potentially... Arbor will not honor their work and refuses to even hear me out about my yard, even though the work I am requesting to be done was done to the homes surrounding mine. I would build with a more reputable builder that won't neglect requests for work that should have been done. It will inevitably cost me thousands to make my own yard usable! UPDATE: Arbor has finally sent someone out to re-grade, remove rocks, and reseed. Even though I didn't receive an apology, a phone call letting me know it would be done, or even an acknowledgment, I will accept it. However I will keep the one-star on the grounds of the enormous amount of complaints I had to file, and the fact that so many others are having issues with them.
