    I have lived in a single apartment at University Village, owned by Anderson Communities, for three years now and have enjoyed my time here. Maintenance is always prompt and helpful when something needs attending to. The apartment itself is well-insulated, good quality, and situated in a safe and quiet neighborhood. It has a washer and dryer in the unit, as well as a balcony and an electronic key-fob locking system on the front door that is quite secure. Renovated exercise facility and pool too. The internet is 20 MB/s and included with rent. Your packages are safely stored in the leasing office for pickup. Parking is always available; I have never had to park off-site. The renovated units are especially nice on this property. One of the hard lessons I have learned here is that with Anderson Communities, it is their way or the highway. The unit is provided as-is, and rent is non-negotiable. You will be allowed to tour a show unit, which is often one of the nicest ones on the highest floor, and then be assigned a unit on a floor of your choice (1, 2, or 3) which will be identical in layout but may or may not differ in quality. I was fortunate enough to be assigned one of the nicer units, but some of my friends have had ones with missing lights or maintenance problems. Rent is increased every year, and the increase varies widely. One year my rent went up by $40 per month, and when I asked about it I was politely told that it was a unilateral change, and that if I had difficulty paying for it I was free to move. My advice with this complex is: 1. Read everything they give you. 2. Protect yourself by filling out the initial apartment forms thoroughly, documenting all damage currently in the unit. 3. Know the parking rules and never violate them. One of my friends' car was towed from the lot just after midnight, having spent only a few hours in a resident-only spot. 4. If you aren't getting a response in a timely manner to a concern or question you have, go to the leasing office in person or send a daily email. They have always gotten back to me with that approach. 5. Every year they offer incentives for early lease renewal in November/December (i.e. allowing you to keep the same rent instead of increasing it). However, be absolutely certain that you want to live there another year before signing. They will not, under *any* circumstances, let you out of a lease early, even if you want to transfer from one unit to another. Anderson Communities is a large corporation, and they offer a great place to live at University Village, but they are a business. As long as you are proactive with your documentation and follow the rules closely, you will be rewarded with a great place to live close to campus.

    I lived here for 2 years and I can say it's adequate at best. The apartments are noisy and overpriced. No one can be bothered to clean up after their pets and maintenance, although they are very nice, was also sometimes very slow. It's convenient to UK and being able to walk to campus is a plus.
