This park has gone downhill tremendously. We have fees added every year without notice. But my biggest issue is that people constantly walk through our yard to get to the next street or to the RTD Park and Ride which is behind us. Apparently someone is running a store out of their home on the next street, according to the kids who CONSTANTLY walk through our yard and often throw their candy and snack wrappers all over our yard. We are picking up trash regularly. There is a path that goes through the yard and we can't grow grass. That would all be fine if we were allowed to put up a fence and the problem would be solved and we could sit outside without worrying about people walking right through our cookouts and family events. But we are not permitted to do so. In addition, dogs run wild over here and I'm constantly picking up dog waste for other peoples' animals. The traffic has increased tremendously since the park and ride has gone in. People now walk through our yard to get to the light rail. I asked one person to please not walk through our yard and he turned around and started walking toward me and someone else approached one of my grandchildren. For a time while the home behind us was vacant, there was a person who had a small camp set up between the home and shed. Trash everywhere and what looked like human waste. That ended when someone moved into the home but there are people camped in the field behind our home. I went to the office today and brought these issues up to the young lady in the office. She is such a nice person and she sympathized but said there is nothing that can be done. I have contacted an attorney who deals with tenant issues but I am so fed up that we are thinking about selling our home and getting out of this low level park. I wouldn't have even given this park 2 stars but the neighbors are fantastic. Most of our neighbors are just as disgusted. The photos taken show the footprints of the people who walk through our yard. The only prints that were mine were those that curved to walk to my door after taking the photos. All animal prints were from other peoples' animals as well as the yellow snow right outside my door. Please tell me why we should have to deal with such issues when we have faithfully paid our rent on time and been excellent residents. Our quality of life in this park is awful. Since this first review, we have had multiple items stolen from our yard including 3 propane tanks, vegetables from our garden, water from the hose, regulators cut off the grill and larger items that they attempted to steal but could not because they were chained to the shed.

Dangerous, please avoid this place during night time or at least when the sun comes down. Streets here are not safe and there is a need for police to be around this area more. I was visiting a friend and there was gunshots during the night and my friend stated " this is normal out here".

I've lived here for over 10 years & have really enjoyed it. Management was changing alot when we first got here but it's been much more stable for years now. I love that this has been here a very long time & there are all sorts of trailers here, from very old + small to regular single wides & quite a few double wides now too...& they're all mixed in together. We still have a few of the big old trees but many have died & had to go. There's lots of families with lots of kids, so in nice weather there are always sounds of kids playing...in the best (old-fashioned way). In all my time here I've never run into anyone -kid or adult, thats been rude or offensive -quite the contrary! It's nice & laid back, people are friendly &, at least down on our south end, we just don't have cops or trouble either! So, to anyone who thinks "it's' ghetto" here, I can only wonder what that means to them? Friendly Families & Kids Outside Playing & Socializing! Comfortable Spaces all Around. Birds Singing, some Very Lovely Gardens & No Hassles in Trying to "Fit In". Old, Young, Singles, Couples, Famlies of ALL Sorts. Multi-lingual, Multi-Cultural, and Everyone I've met here is Very Open & Tolerant! I Love Our Very Mixed Community Here... It Reminds me of the Neighborhoods I grew up in & raised my kids in...I may not know everyone's name, but they all Know they Can Count on me, just as I Know I Can Count on Any of Them! I'm. Glad There's Still Places Like This!

Living right next to this trailer park is absolute hell. Constant yelling, screaming, fighting, partying, dogs barking, loud music, police, and much more. We have thought about moving because this trailer park is the worst. Do NOT recommend.

If you want to live in a place where management is constantly harassing you but does nothing to improve the facility this is the place to live. There are no play area for kids, there is no grass, there is no maintenance, there has not been a single dollar spent on improvements for the past 10 years. Did i also mention illegal towing of vehicles, high crime rate, tactical police divisons constantly present, and corrupt management? Everything the website says about how wonderful this place is, is a total lie. Dont believe this comment stop by and ask any random resident who lives here and they will not only agree but add to the list of compliants. Or simply look at satellite imaging for its landscaping. I would never recomend any to live or do any type of business with this "place".
