::I found Phil through ASHI (the American Society of Home Inspectors). The ASHI requirements go above and beyond what Texas requires for Inspectors and really sets the difference apart from inspectors. Farmers Inspections was very reasonably priced for the high quality you receive. There are no surprise charges and Phil provided a detailed report with pictures. Scheduling an appointment was easy and great availability. I could not be any happier with Phil and would highly recommend him. He really took the time to answer any questions I had with the home. I also stated to Phil I was worried my realtor might downplay some of the problems (Which did happen- such as maybe the whole roof doesn't need to be replaced and only the leak repaired). But Phil was honest and works for you, not the realtor.

::I have used Phil for many inspections throughout my career as a realtor. Phil has been in the business for 15 years and knows what he is talking about. He does not alarm his clients, but brings attention to items that made need a little repair or a licensed technician to take a further look. Inspectors have a ton of knowledge, but are not certified or licensed in each individual aspect of your home such as being a licensed HVAC technician or a licensed pool technician. I have NEVER seen an inspection report from any inspector that did not have at least 5 recommendations to ‘be professional inspected by a licensed HVAC or Plumber’. I trust everything he says and does!

::The most unprofessional, incompetent, and inferior home inspector I have ever come across. Phil Framer could not inspect a DOG HOUSE. He reported items that were attested to as 100% sound by professionals. He missed major items that would have posed serious risks to the buyers had they not been noted by specialists who followed up on his "inspections." He turned on an outside faucet in sub-freezing temps and did not shut it off, leading to a $92 water bill when warmer temps caused it to flow for over 2 days and then insulted me by telling me, "you have lost your mind" when I confronted him. This is a BAD, BAD, BAD, and incompetent home home inspector whom I would advise anyone to avoid at all costs. Dr. Jerry Kaifetz, Weatherford, Texas.

::Phil Farmer is a very professional Inspector. He is able to work with the buyers in a way to help them understand what is important and needs to be done and what is a simple fix. All of my buyers who have used Phil Farmer for their inspections have appreciated his service and would use him again. What I like best--- he does the level test for the foundation. I am not sure of any other inspector that does that as well. Then you can get an engineer if further research is needed. He is very affordable as well on pricing.
