  Appraiser underestimated square footage of house, mistakenly listed one less room, and used non-comparable and also foreclosed/distressed/short sale properties from other neighborhoods as comps. Her poor appraisal cost both buyer and seller to lose several thousand dollars on the sale. An appraisal was done by another professional appraiser who used the correct square footage and the correct amount of rooms. Appraiser didn't return a call asking to discuss the errors. I do not recommend this appraiser.
